Different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. A thorough home inspection depends upon the individual inspectors effort. TREC # 22645) I adhere to the highest standards set by the State of Texas in training and certifications. Before I became an inspector I was a contractor. I have held contractor licenses issued by Texas in plumbing, HVAC and commercial piping. I built homes as a young man learning and later built my own home as well as several others as a home building contractor. I also hold a real estate license issued by TREC #641925. Many fields of my life have educated me for the ability to give you the best information possible for your biggest decisions.

What is a Home Inspection?
This is a question that is asked by most people. Your Realtor suggested that you get an Inspector to examine the home you wish to purchase, but you're not really sure what that means or entails.
Well allow me to be of more help. As a buyer you want to make sure that the house you think you see before you, is just that, The perfect home. Most of the time you visit the home that is up for sale and you love it but didn't really spend enough time to really investigate. Most people don't really know what to look for or recognize what they see. Don't feel bad, It takes years to understand the whole process from shopping on the internet, to finding a home, and then realizing you need a Realtor. The Realtor suggest you get an inspection but not really how to find one or which is best to use. So now, it is up to you to choose whom you use. Somehow you ended up here with me. And that is great! I love it when a plan comes together.
But Still, What is a home inspection? The inspection will cover your new homes' functional and structural systems from top to bottom and inside out. I will examine your home for anything that is not built to standards. Or broke, weird, strange, not common for the area, and/or safe, sound, sanitary conditions, as well as fire hazards that may exist or could possibly harm you and your family in the future.
So how does all this help you? My goal is to help you get to understand the home that your are about to purchase and know more about how it was constructed, and how it has maintained or not maintained. I hope to answer any question that you may have about the property and I will, to the best of my knowledge. My goal is to help you as a consultant to better decide the best for your family and protect you, "The Buyer", from making decisions based on seller said and the realtor agree's. I am the outside party to the transaction that gives you peace of mind about your very expensive investment in which your family will live and sleep for years to come.

WARRANTY INSPECTION
Often called an 11th month inspection, this service is provided to new home buyers near the end of their first year builder warranty period. It is used to identify any deficiencies that may be covered under the builder's warranty.
The inspection is a cost effective way to identify repairs or deficiencies in the structural, mechanical, and installed appliances in the home. A written report will be produced with a summary of recommended repairs that can be provided to the builder during the warranty period.
Most new home owners realize, after a few months in the home, that everything is not perfect. The construction of a new home requires an enormous amount of materials, workers, and methods of construction. With so many moving parts, it is common that issues will develop within the first year of occupancy and some may be hidden. A professional third party inspection will provide the homeowner with a list of recommended repairs and corrective actions that would bring the home back to "like new" condition.
